Unique Property Group has launched their next London development, an all-electric site that embraces energy efficiency technology within the £5billion regeneration project of Brent Cross Town and Cricklewood.

As part of Unique Property Group’s ongoing commitment to building sustainable homes, Uniquely Cricklewood is the company’s first ever gas-free development. All homes are run entirely by electricity targeting lower carbon emissions, whilst potentially offering more efficient energy and a healthier environment for its residents.

The new homes include triple-glazed windows, solar panels and good insulated walls, roofs and floors, while a large number of solar panels on rooftops. A low heat loss domestic hot water thermal store will maximise energy efficiency and deliver water and space heating. Mechanical Ventilation with Heat Recovery (MVHR), installed in every home, will provide residents with a constant supply of filtered fresh air that will help reduce any allergies and asthma symptoms. This system will also recover and reuse up to 95% of the waste heat, lower power consumption and control moisture and condensation. Meanwhile, an electric heating system will turn electricity being used into heat.

Furthermore, modern methods of construction (MMC) have been implemented, utilising an off-site prefabricated steel superstructure that weighs significantly less than a traditional concrete frame, resulting in the substructure having a reduced environmental impact. Thermal breaks throughout the steel superstructure also improve the thermal performance of the building.

Uniquely Cricklewood comprises four three-bedroom townhouses and fifty one-to-three bedroom apartments, positioned above a brand-new retail floor just south of Brent Cross. The development features private courtyards, shared or private terraces, landscaped gardens, bicycle storage, lifts, and ground floor parking to include seven electric vehicle charging points.

The development sits at the heart of a 151-hectare regeneration for the local area, which will also see a modernised and extended shopping centre, improvements to road infrastructure, a brand-new Thameslink train station, a revamp of Cricklewood Station and a new town which will include open green spaces, upgraded schools and a variety of shops, cafes and restaurants.

Sonny Gowans, founder and managing director of Unique Property Group, commented: “We are extremely excited to bring these new homes to Cricklewood and be a part of one of London’s biggest regeneration programmes. Each time we launch a new development we look to improve our carbon footprint a step further. Our team have developed a strong interest in targeting improvements that go beyond traditional construction methodologies and seek to improve upon energy performance. Oil and gas are fast becoming relics of the fossil fuel past, so we decided to make Uniquely Cricklewood all electric and where MVHR allows residents to live in a healthier and more viable environment, yet not compromise on quality or style.”
