Yankee Barn Homes Will Build You an Affordable Prefab, Including This Midcentury Model

Midcentury-modern homes are in. With an emphasis on function and form, and a nostalgic quality, the homes have seen a resurgence since tapering out in the 1970s. Today, we see elements of midcentury design all over—including in prefab homes. Yankee Barn Homes, for example, is a post-and-beam company that has built prefab homes since 1969. The company offers a wide range of styles, including barn homes, carriage houses, coastal homes, contemporary homes, and more. One of the floorplans available in the contemporary-homes category is the Mad River Modern, inspired by midcentury modern style.

The Mad River Modern is designed for 2,577 square feet of living space, including three bedrooms and two-and-a-half bathrooms. There's an option for a walkout basement, adding another 832 square feet (and the potential for another bedroom and full bathroom). The floorplan is intended for a sloped area, but "would work equally well on a level lot," according to Yankee Barn's website.

The home brings in the midcentury-modern elements with an open floorplan and floor-to-ceiling windows, which allow for lots of natural light inside. Yankee Barn notes that the original midcentury modern's main goal "was to open up interior spaces and bring the outdoors in." Many of the original homes used a post-and-beam architectural design, the same way that Yankee Barn does, "to eliminate the need for bulky support walls."

Since each Yankee Barn home is custom, it's hard to put a specific price on what your own will cost. On average, the shell packages cost $90 to $120 per square foot, based on factors including window selection, amount of post-and-beam, the geometry of the design, and more, according to a Yankee Barn spokesperson.

Each home is designed and engineered to a client's particular building site and the local codes, as well. Yankee Barn Homes designs and ships the homes, such as the Mad River Modern, to clients all over the U.S., so regional building costs vary. As a starting point, you can expect the finished build to be $250 per square foot, which includes the Yankee Barn Home shell portion, but not land cost and site work.
